Monthly to quarterly
- Test smoke and carbon-monoxide alarms
- Check for leaks under sinks and around toilets and appliances
- Confirm furnace filters are clean in heating season
- Walk the exterior: grading, downspouts, visible damage
Spring and fall
- Gutters cleared and downspouts directed away from the foundation
- Caulking and weatherstripping checked before winter
- Heating system serviced before the cold; cooling before the heat
- Trees and shrubs trimmed away from the building
- Walkways, steps and railings checked for trip hazards
At every tenancy change
- Documented move-out inspection with photos
- Cleaning, touch-ups, locks and minor repairs
- Documented move-in condition report
