A Tenant's Guide to Maintenance Requests

April 20, 2026 4 min

A good maintenance request gets fixed faster. The details you provide determine whether the right person arrives with the right parts on the first visit — or whether the process needs a second round of questions.

What to include

  • What the problem is and where in the unit it is
  • When it started and whether it's getting worse
  • Photos — the single most useful thing you can attach
  • Whether we may enter if you're not home, and preferred times

What counts as an emergency

Active flooding, no heat in winter, electrical danger, gas smell and sewage backup are urgent — report them immediately. But for fire, suspected gas leaks, medical emergencies or immediate threats to safety, call 911 or the appropriate utility emergency line first, before contacting property management. Online forms are not monitored continuously.
