Toronto's housing stock is old, its weather is aggressive and its rentals work hard. Across the properties we manage, the same issues surface again and again — which is good news, because predictable problems are preventable ones.
The usual suspects
- Water where it shouldn't be — gutters, grading, caulking, aging supply lines
- Heating failures in the first cold snap — the unserviced furnace's revenge
- Moisture in basements of post-war homes
- Deteriorated caulking and weatherstripping driving drafts and bills
- Worn high-traffic finishes — flooring, paint, hardware
- Slow drains and aging fixtures in hard-working kitchens and baths
The pattern behind them
Almost none of these arrive without warning — they announce themselves at inspections, in seasonal walks and in small early symptoms. A documented inspection rhythm and a seasonal calendar catch most of them while they're still cheap. That's the entire philosophy behind our property maintenance programs.
