Managing a Rental Property From Outside Toronto

A large share of GTA rental owners don't live near their properties — they've relocated, invested from abroad or inherited a family home. Distance ownership works well when someone local is accountable for the property; it fails when nobody is.

What distance makes difficult

  • Showing a vacancy and meeting applicants
  • Verifying that repairs were needed — and completed
  • Responding to urgent issues quickly
  • Knowing the property's actual condition between tenancies

What makes it work

Documented inspections with photographs, clear monthly statements, a manager who answers the phone and an agreed approval threshold for repairs together replace physical presence. You should be able to explain your property's condition from its file alone.
