Preparing a Toronto Rental Property for New Tenants

The days between tenancies are the highest-leverage days in the rental cycle. A unit that's properly prepared rents faster, starts the tenancy professionally and gives you a clean condition record going forward.

The preparation sequence

  • Documented move-out inspection with photos
  • Repairs identified and completed — walls, flooring, fixtures, doors
  • Paint touch-ups or full repaint where needed
  • Professional deep clean, including appliances
  • Safety check: alarms, locks, railings, trip hazards
  • Locks rekeyed or changed; keys and access organized
  • Documented move-in condition report for the new tenant

Why order matters

Repairs before paint, paint before cleaning, cleaning before inspection. Sequenced properly, a turnover is a short, efficient project; sequenced badly, it's three weeks of vendors revisiting finished work. This is precisely the coordination a management company exists to provide.
