Questions to Ask Before Hiring a Property Management Company

Every property management company sounds good on its website. The differences show up in the answers to specific, operational questions. Ask these before you sign — and pay attention to whether the answers are specific or vague.

The questions

  • Who will be my day-to-day contact, and how do I reach them?
  • Walk me through what happens when a tenant reports a flood at midnight.
  • How do you screen applicants, and who makes the final selection?
  • What's my approval threshold for repairs, and how are larger jobs quoted?
  • What does my monthly statement show, and can I see a sample?
  • How often is my property inspected, and what do I receive afterward?
  • How are fees structured — all of them, including placement and renewals?
  • Which services are done in-house and which are coordinated with vendors?
  • How do you handle a tenant who stops paying rent?
  • What happens if I want to end the agreement?
