- Move-out inspection — documented condition against the move-in report
- Scope — what's needed: repairs, paint, cleaning, or more
- Repairs first — walls, flooring, fixtures, doors, hardware
- Paint and touch-ups second
- Deep clean third, including appliances
- Locks rekeyed and keys organized
- Final condition inspection with photographs
- Marketing begins — or the new tenant moves in
Why coordination matters
Each step depends on the last, and each vendor has their own schedule. Coordinating the sequence is what compresses a turnover from weeks to days. It's also the ideal moment for sensible upgrades — flooring, lighting, fixtures — while the unit is already empty.
